Our Property Due Diligence Service lets you know if a site is proceedable - before you spend real money.

We analyse market evidence, planning settings, build-cost benchmarks and agent intelligence, then deliver a clear opinion: proceedable potential or pass.

Who this is for:

Owners and buyers who want a professional, independent view on what’s realistically possible — and whether the numbers could stack up.

What you’ll get:

  • A written Due Diligence Report (PDF) stating our professional opinion (proceedable potential / pass) with key assumptions, risks, development numbers and next steps.

  • One 60-minute debrief call (within 7 days of delivery) to walk you through the report and answer questions.

What we look at:

  • Review of market & sales evidence, pricing trends and absorption in the local catchment, including agent engagement to ground-truth evidence

  • Indicative negotiation levers and timing sensitivities

  • High-level (preliminary) review of applicable planning instruments and overlays

  • Outline of likely permissible pathways, yield scenarios or site layouts in principle

  • Order-of-magnitude cost benchmarking for notional scope(s)

  • High-level indicators, key risks, dependencies

  • Targeted network enquiries to trusted professionals in our network to test critical assumptions

What’s not included:

Legal//financial/tax advice; engineering/structural, contamination or geotech; survey; traffic/acoustic/heritage/arborist; detailed town-planning opinions; architectural drawings; QS/tenders; finance/brokerage; development management; project delivery; due diligence for properties/sites outside of NSW; on-site inspections.

Timeline:

Standard delivery within 14 days of our Start Confirmation email. If we are awaiting your information or third-party responses, the timeframe extends reasonably.

Refunds & conflicts:

  • You can cancel before Start Confirmation for a refund minus a $25 admin fee.

  • No refunds after Start Confirmation Email has been sent (meaning team is working on this).

  • We will not bid on or make an offer for a property you’ve engaged us to assess. If we already had that site under our own review (including prior off-market introductions), we’ll notify you immediately and refund 100%.
